The way we handle the property & construction sector

Letting to a researcher arriving at Sart-Tilman, selling to a buyer from Limburg, running a co-ownership where three languages cross: the Belgian property paperwork chain is dense, and a lease that was not properly understood gets challenged two years later, once nobody remembers the conversation the same way.

We translate that whole chain, from the energy performance certificate to the soil certificate, taking in meeting minutes and house rules along the way. Documents heading abroad, a title deed or a valuation certificate, can be supplied in sworn form, with legalisation of the signature when the destination country requires it.

If one party does not understand the language of the deed, the notary will require a sworn interpreter and will refuse to execute it without one. Confirm that as soon as the date is set: in some languages, a sworn interpreter cannot be found overnight.

Frequently asked questions

Does a student lease have to be officially translated?

The law does not require it. But a translated lease and set of house rules protect both parties, and the tenant can no longer claim they had not understood the notice clause. A standard translation is enough here, and it costs less than a sworn one.

A Dutch or German buyer, what should I plan for?

The sale agreement and its annexes translated before signing, then a sworn interpreter at the notary if the buyer does not handle French. Buyers from the Netherlands or the Aachen area are common in the province: it is a sequence we organise often.

Do you translate co-ownership minutes?

Yes, regularly, for managing agents whose co-owners partly live abroad. We handle minutes, meeting notices and service charge statements within deadlines compatible with the statutory notice periods.

What about technical documents such as the energy certificate?

Yes. The energy performance certificate, the soil attestation and inspection reports use precise regulatory wording, with values and units that must not be converted wrongly. We treat them as technical translation, not as ordinary correspondence.
